Zoning Board of Appeals Minutes April 18, 2007
MEMBERS PRESENT: Peter Conner, William Keohan, Michael Main, David Peck, and Marc Betti, A. Wendy Longo and Robert Richard.

Mr. Conner called the meeting to order and explained procedures for the evening.

CASE NO. 3414 – ROBERT COZZONE – WARREN AVENUE

Sitting: Peter Conner, A. Wendy Longo, William Keohan, David Peck, and Robert Richard.

Mr. Richard read the legal advertisement into the record.

Mr. Cozzone said that he would like to remove an existing one car garage and construct a two-car garage with a workshop above and a half bathroom.  The setback will not be any closer than the existing setback.

CASE NO. 3413 – ANDREW KUSMIN – STATE ROAD and STATE ROAD

Sitting: Peter Conner, A. Wendy Longo, William Keohan, David Peck, and Robert Richard.

Mr. Richard read the legal advertisement into the record.

Attorney Winokur, Winokur & Serkey, representing the petitioner referred to a written presentation on file in the ZBA office.

Mr. Flaherty, Flaherty & Stefani, said that Sachem Road is a 12’ wide gravel road.   There is a large hillside around the site.  A stone retaining wall will be constructed to keep the Reed Avenue property in tact.  A fence will be installed along State Road with trees.  Six parking spaces will be provided.  Sachem Road will be improved from State Road to property line which is approximately 140’.

Attorney Winokur reviewed the standards of the by-law.

CASE NO. 3415– KIM ROBINSON – LAKE ROAD

Mr. Robinson said that he reduced the size and relocated the barn as requested by the Board.

INFORMAL MATTER

CASE NO. 3399 – JOHN JUSTICE – PRISCILLA BEACH ROAD

Sitting: Peter Conner, A. Wendy Longo, William Keohan, David Peck, and Michael Main.

Mrs. Longo made a motion to accept Condition No. 1 as completed.

Mr. Main seconded.

Unanimously approved.


VOTES:

CASE NO. 3414 – ROBERT COZZONE – WARREN AVENUE

Mr. Richard made a motion to grant Case No. 3414 with conditions and no plumbing.

Mrs. Longo seconded.

Denied 2-3 (Mr. Richard, Mrs. Longo and Mr. Conner opposed).


CASE NO. 3413 – ANDREW KUSMIN – SACHEM ROAD AND STATE ROAD

Mr. Peck made a motion to approve Case No. 3413 with conditions.

Mr. Richard seconded.

Unanimously granted.

CASE NO. 3415 – KIM ROBINSON – LAKE ROAD

Mr. Peck made a motion to approve.

Mrs Longo seconded.

Unanimously granted.
